A building that is only ever repaired when something fails costs more than one that is maintained on a cycle — and the difference is not marginal. Deferred external decoration becomes joinery replacement; deferred joinery becomes structural.
A cyclical programme puts that spending on a schedule a freeholder can budget for and a leaseholder can see coming. Condition surveys establish where the building actually is, the programme sets out what happens in which year, and the budget attaches real figures to it.
Where the spend triggers statutory consultation, we prepare the specification and cost information the Section 20 process requires. Consultation is far easier to run when the underlying programme is documented.
