When a fire safety defect means a block can no longer rely on stay put, a waking watch keeps the building occupied and safe while the defect is remediated. It is an interim measure, and it should be run as one — with a clear end date rather than an open-ended cost.
Our wardens patrol communal areas on a defined route and frequency, check that escape routes and fire doors remain clear and serviceable, and raise the alarm and manage evacuation if they need to.
Every patrol is logged. Those logs matter twice: they demonstrate compliance to the fire service and the insurer, and they give the freeholder or managing agent something concrete to show residents who are, understandably, paying close attention.
